Meet Me in the Middle: 5 Reasons to Negotiate for Compromise

Filed under: Management Info @ 10:50 pm

Hate to negotiate? Think you have to be a trickster to land that contract? Think again. Here’s why honesty is always the best policy, even when you’re swinging those big biz deals.

1. Your future clients deserve a taste of what’s to come.

If compromise and cooperation are the name of your game, make that clear from the get-go… even in the pre-contract negotiation phase. Be open about your expectations; present yourself accurately and realistically. Say what you mean, and mean what you say. Your frankness will be rewarded.

2. You reap what you sow.

If you inflate your capabilities, you can bet it will come back to bite you in the hiney when you can’t make good on your promises. Instead, be courteous to your future colleague and offer up-front honesty so that they can utilize every means to move the project forward.

2. Slippery people fall through the cracks.

“Slippery” negotiators not only say one thing when they mean another, but they’re notorious for saying two different things at two different times. A savvy businessperson will be able to spot inconsistencies in your claims… especially now that email correspondence means an easy conversation trail. Deceptive speech and weak character won’t be lost on a prospective client. Be forthright and above all, be consistent.

3. Contracts are born from a need for mutually beneficial relationships.

Never accept a work offer without first determining its relevance for you. Contracts, after all, stem from mutual need. If the person with whom you’re negotiating can’t offer something beneficial, such as career growth or great pay, why would you accept their conditions? Likewise, if you’re not the person for the job, they deserve to know and will appreciate your clarity in the matter.

4. It’s worth it to end the stalemate.

A stalemate can work in two ways. In one scenario, you’ve negotiated a price and your potential client has countered, arms are crossed and neither of you are budging. In the other case, maybe you can’t even GET to the money conversation because you’re each waiting for the other to make a move. Either way, someone has to step up to the plate and state the case from both angles, then take a bold step forward or else make a permanent retreat.

5. You never know when opportunity will come knocking again.

Even if you don’t end up contracting with said prospect, it behooves both parties to keep relations open and friendly. If you close the door on someone simply because they’ve decided not to work with you, you’re letting your ego get the best of you and that’s limiting. Keep the faith and be ready for future doors to open… perhaps with this person, or maybe an associate of theirs.

In short: honesty is the best policy, and compromise is always the ultimate goal. Go for a win-win situation every time.

Bill Gates to Devote Life To Charity; Make Money And You Can, Too

Filed under: Great Humor Resource @ 5:45 pm

Bill Gates announced that he will transition out of his day-to-day role at Microsoft by July 2008 in order to spend more time working on the Bill and Melinda Gates Foundation, which focuses on global health and education.

His announcement reminded us of the plethora of graduation speeches that eager students imbibed across the land this spring. As we listened to the meritorious goals heaped on the recent graduates, so they might achieve goals the speaker’s generation has found impossible, we could not help but think, why doesn’t somebody come out and tell the youthful aspirants what the real challenge is?

Like it or not, today’s world, as well as many another age, is conducted by two primary forces: wealth and power, and, other than resort to firearms, power springs from wealth.

So if you want to influence the ways of this outrageously necessitous world, consider the stark truth that all power springs from the opening in a fat wallet. It’s called the economic basis of society but, in its current incarnation, in debilitating excess.

When we were recent graduates, we were not aware of such an uncompromising reality and passed up at least two opportunities to make megabucks because we wanted to preserve our mental energy to expend it toward the achievement of our ideals.

Had we been wiser, we would have set aside a few years to stuff our pockets with power and then, like Mr. Gates, have spent the rest of our days placidly pursuing those still-inspiriting ideals.

So we find ourselves, from our own experience, in the unlikely role of advising the most idealistic to enable their altruism by involving themselves, initially, in the activity they undoubtedly are convinced is not the most inviting.

Then, should you be fortunate enough to enable your financial independence, you may, like Mr. Gates, head off into full-time devotion to your undoubtedly meritorious idealisms.

Well, the speech probably would not have been one that would have inspired the administration to invite us back or that the students would have received with endorsement, but the sharp glass on the road through economic necessity is a fact not lightly to be dismissed. Ignore it and you may step on it with painful frequency.

Debt Elimination Program - Comparing Debt Programs

Filed under: Credit + Ratings @ 2:00 pm

Debt elimination programs help to reduce your debt and improve your financial situation. But not all programs offer the same benefits or risks. Depending on your situation, some programs will be better than others.

Debt Management Plans - Programs To Handle Accounts

Debt management plans (DMP) handle your unsecured loans. You make one monthly payment to the company, and they handle the rest. A debt management company also works with creditors to lower your rates, helping you to pay off most accounts in five years. Creditors have predetermined rates, so all debt management companies will get you the same reduced rate on your accounts.

Not all loan rates can be lowered, for instance car and student loans. Your credit may also be frozen for a year or more. However, as you establish regular payments and a lower debt to income ratio, you will soon qualify with conventional lenders.

Debt Negotiation - Programs To Reduce Debt

Debt negotiation programs reduce part of your debt. Most companies boast that for a fee, they can reduce accounts from 10% to 50%. With a lower principal balance, your monthly payments will be lower, allowing you to pay off the rest of your account.

A reduction of your loan balances will have a long term affect on your credit history. While you may qualify for subprime lending, most conventional lenders won’t handle your application for at least two years. Reduced debt also has to be reported as income for tax purposes.

Credit Counseling - Programs To Develop A Plan

Credit counseling programs create a personalized financial plan. A certified counselor discusses your situation in a private meeting, either in person or over the phone. They may suggest loan consolidation, DMP, or debt negotiation. They can also help you plan for your future goals, such as purchasing a home or retiring.

When you are comparing programs, be sure to compare the affect on your credit score, not just fees and tempting lower payments. The slower approach of a DMP can save you thousands in interest costs on future loans. However, there are cases when debt negotiation is the better option, especially to avoid bankruptcy.

Corporate Gift Ideas - Impression Is Everything

Filed under: Public Relations @ 6:50 am

Whether you’ve been charged with finding the items your company
will give away during the holidays or you need to locate just
the right gift for a special client, make no mistake, the job is
a big one. Should you be required to find gifts appropriate for
a number of different people, all of different faiths or
beliefs, the prospect can be even more so daunting. Finding the
right corporate gift is bigger than making a gesture, too, it
needs to be classy and leave an impression on those who receive
it.

With the gravity of what a gift can mean for your company, it’s
a good idea to consider your client base before rushing out and
buying the first gift baskets that strike your fancy. If there
is a great deal of diversity involved, you may want to first set
a spending limit per client and then choose individually within
that range. Or, at the very least, select a few different
standards gifts and send the one that is appropriate for each
different client. A Christmas gift box might not be appreciated
by your Jewish clients and non-drinkers may frown on a wine
selection.

Once an approach has been set, it’s time to start looking at
corporate gifts. There are a number of great ideas available and
many provide the option to have the company’s logo emblazoned on
the box, card or even within the gift itself. Whenever possible,
it’s a good idea to go this route otherwise the impression left
could be too self-promoting. No one really wants to wear a
T-shirt with your company name on it, but they might appreciate
a chocolate box with your logo on the top.

Keeping in mind these ideas may not be good for every client,
here are some different ideas on what can be sent to say “thank
you for your business:”

* Flowers. This is a timeless classic that really helps brighten
up a client’s office, but remember the impression will be a
short one. Flowers don’t last forever. These are appropriate,
however, if you know the client has a particular passion for a
certain kind of flower.

* Chocolates. Chocolate boxes and chocolate gift baskets from
gourmet makers work well for just about any client. Although the
chocolates inside may be eaten up quickly, specialty wood boxes
with logo name plates can have some serious staying power.

* Fruit, cheese or preserve baskets. These also are appropriate
for just about everyone. The staying power isn’t always that
great though.

* Wines. These can be great selections for clients you know well
enough to know they’ll appreciate it. Since not everyone drinks
and not everyone appreciates wine, it’s a good idea to reserve
alcoholic gifts for those you know will enjoy them.

* Gift cards. Whether for a night out or a specialty store,
these will be used up, but the client’s likely to remember where
the item came from.

Choosing corporate gifts can be tough, but if you apply a little
common sense and try to put some thought into what each client
receives, the gifts can say thank you while also reminding
customers of your products and services.

How To Safely Remove Ice Dams From Your Home

Filed under: Internet Gardening @ 3:32 am

This article was written to explain the causes of ice dams and how to remove them safely. For more information or pictures of the processes see ice dam removals.

The art of ice dam removal. By Henry’s Housework

You may have noticed long icicles hanging from your gutters and not realize the significance of the damage that may be occurring behind them. Icicles are usually one of the first warning signs of possible ice dams on your roof. This article will explain what ice dams are, how they form and the best methods for removing them safely.

What is an ice dam?

An ice dam is a wall of ice that forms at the edge of the roof, usually at the gutters or soffit. When it forms the water then backs up behind the ice dam and creates a pool of water. This pool of water can leak into your home and cause damage to walls, ceilings, insulation, and other areas

What causes ice dams

Ice dams are usually caused by heavy snowfall and improper ventilation in the attic. This causes warmer areas in your attic then the snow begins to melt, even when the outside temperature is well below freezing. When the accumulated snow on your roof starts melting it runs down your roof underneath the snow until it reaches a “colder” section like the soffit’s, valleys or in gutters then it begins to freeze again, this process of thawing and refreezing is what causes an ice dam.

Cleaning the gutters on your home can help prevent ice dams from occurring as quickly but they can still occur if the conditions are right. The gutters will be just as cold as it is outside and in some cases, full of frozen debris. So even if you don’t have a soffit for the water to refreeze in, the melted water will most likely refreeze when flowing into the gutters.

How can I remove an existing ice dam?

Properly removing an ice dam can be quite dangerous if you don’t know how. In the past some members of the media suggested hiring a contractor to pull the gutters off your home so the whole ice dam process would be solved. This suggestion was well intended but wrong. Contractors that started removing gutters caused significant damage to roofing and guttering systems, then when the snow melted it dropped next to the homes foundation and caused the basements to flood.

WARNING!

Performing ice dam removal is risking severe personal injury and damage to the roof if not done properly. Never walk on a snow covered roof and make sure if your using a ladder you follow the proper safety procedures. I highly suggest contacting professionals with the proper equipment and roofing experience to carry out this job.

Immediate action: Remove snow and ice dam from the roof this will eliminate the main ingredients necessary for the formation of another ice dam and will usually stop the water from coming in within an hour. Using a roof rake and push broom (not water) remove the snow by carefully pulling it down the slope of the roof line. Never pull snow across the roof or it may break off the shingles and other damages. Then carefully chip away a channel through the ice dam so the water will be able to flow through, just make sure you stop when you get close to the roofing. It’s not necessary to remove all of the ice in the gutters or the ice dam itself if you have removed the snow from the roof, it will melt when the temperatures rise.

How can I prevent ice dams in the future?

Properly ventilating and insulating the attic is usually the best way to prevent ice dams. The usual recommendation for proper ventilation is 1 square foot of vent for every 150 feet of attic floor area but each climate region may have it’s own recommendations so I would suggest contacting a licensed local insulation company near you. If you have small louvered vents at either end of the attic known as gable vents you can either replace them with larger vents, or install an electric vent fan over the inside of them. These special fans usually work on a thermostat and will pull outside air into the attic to keep the temperature inside consistent.

A Ten-Minute Introduction to the Magic of Feldenkrais

Filed under: Better Health @ 4:02 pm

Feldenkrais lessons use carefully constructed sequences of
unusual movements to focus your awareness on how you organize
movement. The lessons are better viewed as mental exercises for
the body rather than physical exercises in the usual sense.
Improving the quality of your movements is the paramount goal.
Pain, effort, and hurrying are all counter-productive, and will
reduce or even reverse the benefits of doing the lessons.

The following guidelines are offered to improve both your
enjoyment and your safety; please read and follow them!

Health Caution: These lessons demand about the same level of
fitness, range of motion, and stamina as a beginning yoga class.
Some instructions may be ambiguous despite diligent efforts to
the contrary, and be subject to harmful misinterpretation. So
use your intelligence! You should experience no pain or
discomfort whatsoever when doing the lessons correctly! If you
have any medical problem or condition which might be aggravated
by movement or exercise, consult a medical professional before
doing these lessons!

1. Prepare a comfortable space. Lessons are usually done on a
carpet or on one or two folded blankets on the floor. You want a
rather firm padded surface that somewhat softens the feeling of
your bones against the floor, but which still allows you to feel
clearly your contact with the floor. You should have enough room
to slide your arms and legs in any direction without hitting
anything.

2. Repeat each movement slowly and mindfully. The movements in
these lessons are not physical exercises, to be repeated rapidly
or unconsciously. Repeat each movement slowly, generally no
faster than one cycle of movement per normal cycle of relaxed
breath. Feel your movements. Feel how your intention becomes
action. If you take a rocket from point A to point B, you can’t
learn much on the way. But if you walk or crawl, you’ll learn to
make a wealth of new distinctions. Learning is the key to change.

3. Don’t strain. Although the movements in these lessons are not
difficult, there will be some movements you cannot do easily at
first. You may be tempted to try harder, to substitute strength
and effort for skill and subtlety. Gently resist the familiar
temptation to work harder. Rather, search mindfully for ways to
make the movements easier, lighter, and more enjoyable. This is
very important.

4. Look for the pleasant sensations. During and after each
lesson, you will notice various pleasant changes as your body
reorganizes. These may include feelings of relaxation or of
letting go, of lightness, or spaciousness, or connectedness; of
feeling warmer, or taller, or more whole in some sense; or any
other pleasing sensation. Every new and enjoyable experience
becomes an arrow pointing toward a more potent future. Your body
wants to feel good! These little distinctions will inevitably
and unconsciously lead you to change your life to be more
comfortable physically, emotionally, and socially.

5. Observe differences. After each lesson, stand up carefully,
bringing any changes in your organization into standing. Then
walk around, observing the new feelings. Allow unfamiliar
sensations to be present for awhile… Notice how the lesson has
changed your familiar experience of yourself. These moments of
observation after the lesson are an important part of helping
your nervous system to integrate what it has learned.

Enjoy!

1) Take a moment to become aware of your body. You are probably
sitting down in front of your computer. If you’re like most of
us, you are probably carrying a lot of extra tension as you sit
here. Are you comfortable? How are you holding yourself? Notice
what you are doing with your feet…with your back…with your
shoulders…with your head and eyes…with your breath…

2) Now stand up and give yourself some room. Stand with your
feet parallel to each other, a few inches apart. Again, notice
how you feel– feet, back, shoulders, head and eyes. Now hold
your right hand softly at arm’s length in front of you, with the
palm facing you and the fingers pointing left. Turn to the
right, following your hand with your head and eyes, so your
right arm reaches to the right and behind you. Don’t strain.
Repeat a couple of times. Remember how far you turn comfortably.
Then let your arm down and rest.

3) Now do the same movement, except this time leave your eyes
looking forward. Your hand reaches to the right and toward the
back as before, your shoulders and face turn right (but probably
not so far as before), while your eyes keep looking forward.
Repeat that slowly and gently five or ten times. Exhale as you
turn right.

4) Repeat the original movement., turning right and following
your hand with your head and eyes. Can you turn farther with the
same effort, or the same distance with less effort? Let your arm
down and rest.

5) Now do the same movement, but this time keep both your head
and your eyes looking forward while your body turns right and
your arm reaches back. Repeat five or ten times. Then go back to
the original movement. Notice the improvement. Rest.

6) Do the original movement, but this time stop when you are
turned to the right as far as is comfortable. Your arm is
reaching to the right and back, and you are looking at your
right hand. From that position, slowly turn your head and eyes
right and left a number of times. Each time you come back to the
right, you may notice an improvement….then stop that movement,
keep your nose pointing toward your right hand, and slowly move
your eyes right and left several times. Then come back to the
center, let your arm down and rest.

7) Do the original movement again. Notice how much the movement
has improved…

Now, repeat the original movement several times, and this time
let your weight shift onto your right foot and let your left
heel come off the floor as you turn to the right, and back onto
both feet as you come back to center. Repeat that a number of
times, slowly. This may allow you to turn quite far.
8) Now repeat the basic original movement, not allowing the left
heel to lift. And notice how much farther you can turn than when
you started!

9) What about turning the other way? Go ahead and lift your left
hand in front of you, and do the movement to the left. Notice
how far you turn easily. Then imagine doing the movements to
this side that you did to the right. Don’t actually do them,
only imagine them, or visualize them. Go slowly, just as if you
were actually moving. After each instruction, actually do the
basic movement once, and notice the improvement. Many people
experience more improvement from imaginary movements than from
actual ones. So you can see for yourself how these lessons work.
Each one takes you through a carefully designed sequence of
movements, gradually integrating your experience in earlier
movements into later ones. Each movement builds on previous
learning, involving more and more of your body into a smooth,
integrated whole.

Web Rings For Everybody?

Filed under: Marketing Hall @ 5:35 am

WHAT ARE THE WEB SITE RINGS?

Web site rings are a group of sites, usually with a similar theme, that link one to the other in a circle.

ADVANTAGES OF WEB SITE RINGS

* They are one of the easiest ways for visitors to navigate through places with similar themes
* Web site rings members can reach one to the other quickly and easily
* Web site rings remain entirely open and free of charge to both Visitors and Members
* Web site rings are an online navigation aid with a growth rate of over 10% monthly
* Visitors daily page requests exceed 2,000,000, There are over 1,300,000 member sites and over 80,000 web site rings.
* If you can’t find web site rings that suits your needs, you’re free to start your own!
* Visitors coming from the webrings are not just random hits, but hits from people actively seeking information about a topic that your site provides.

DISADVANTAGES OF WEB SITE RINGS

* Web site rings really aren’t a great promotion tool, because they don’t bring you that much traffic (maybe 3 -5 extra hits per day).
* Web site rings are a place to exchange links. A link to other web site could be a link to your competition. Some people ask: Why link to your competition? and others answer: Yes, it’s competition but they’re linking to you too! What do you think?

MY OPINION

If you are very short of traffic, 3 - 5 hits a day it’s better than nothing, then look for web site ring places and join the one that suits you best

If you use a linking robot like Zeus, you’ll be the one who’s going to say to whom you want to link and to whom not, and if you train the robot properly, you will receive not 3-5 hits a day but hundreds or thousands a day!

So, if traffic is what you need, forget about web site rings and download a free copy of Zeus from here: http://newsletter dot easy-home-business dot com/hts/zeus.html

Get Married in Costa Rica

Filed under: Relationships Portal @ 4:45 am

If you and the love of your life choose to get married abroad, you will find that your wedding becomes much more than simply a one day event. Most couples that choose to marry abroad enjoy their wedding celebration over a number of days.

Costa Rica, with its stunning beauty, is an ideal setting for two people to exchange their vows. It is important to keep in mind many details when planning your wedding including the required paperwork if you marry abroad. Avoid headaches and begin the paperwork process ahead of time because it can be time consuming. Contact the Costa Rican Embassy and inquire about their up to date foreign wedding policies.

In general, marriages between U.S. citizens which are legally performed and valid abroad are also legally valid in the United States.
The law in Costa Rica permits US citizens to get married. A lawyer can perform the legal ceremony while two witnesses are required. Required documents include:
• A valid passport
• A certified copy of your birth certificate
• If you have been married before: A certified copy of the divorce decree or a certified copy of your previous spouse’s death certificate

• If you have been married before, you must come to the Embassy’s Consular Section and make a sworn statement to that effect before a Consular Officer. For the woman, 300 days must have transpired from the official date of divorce. Former partner’s name is required.

Other information that will be required of both groom and bride:

1. Name

2. Profession
3. Passport number
4. USA address

5. Birth date
6. Nationality
7. Father’s full name
8. Mother’s full name
9. Parents address
10. Marital status (specific, i.e. divorced one time)

The marriage cannot be recognized in the US until a marriage certificate is issued by the Costa Rican Civil Registry (Registro Civil). The issuance of the marriage certificate normally takes 4-6 weeks.

In order for the marriage to be recognized in the US you must do the following:
• The Costa Rican marriage certificate must be translated into English by any official translator of the Ministry of Foreign Relations.

• It has to be authenticated by the Ministry of Foreign Relations.

• The certificate must be notarized and signed by the US Embassy’s Consular Section.

If you and your loved one start the paperwork well in advance, there should be no complications that arise. The decision to get married abroad in Costa Rica invites the spirit of adventure into your wedding and marriage. It is unlikely that friends and family will fret at the thought of traveling to Costa Rica for the festivities. Love is grand and a wedding in Costa Rica reflects that grandeur.

Great Things Cannot Happen Without Change

Filed under: Building Beauty @ 1:59 am

If you always do what you’ve always done, you’ll always get
what you’ve always got.

It’s critical that we realize our lives can change at any
moment. Realistically, there will come a time when our
everyday life will suddenly be altered; the only question is
when. It could happen when you least expect it. You might
get a dreaded phone call, come up with a brilliant idea,
loose your job, meet a new friend, discover a new career
direction, or fall in love. You just never know, and this is one
of the reasons why life is so exciting and mysterious.

I know it’s not easy to shift out of what we do and how we do
it, nor is it easy to shift our views in order to see new things
in place of the old. It is often frightening and confusing to
make a shift away from the familiar in order to embrace the
unknown. Yet it is necessary energy we must apply in order
to grow. No matter how challenging, difficult, or hard it may
seem, shifts are necessary to free ourselves from the
confinement of our unnecessary self-made mental,
emotional, or physical limitations. All shifts create a
vibration which in turn affects everything around it. If you
shift a piece of chalk in a box, all the other pieces of chalks
will move. Sometimes moving a single piece of chalk will
cause a slight shift. Under other circumstances, moving a
single piece may mean the others fall, crack, and crumble.
This is why sometimes in fear of the effects our changes
will create, we delay making a much-needed shift in our
minds and behaviors. As a result, our lives and everything
around us remain stuck. Being stuck can lead our spirits to
develop negative emotions — such as frustration,
depression, confusion, doubt or even anger — that we don’t
truly understand.

Nevertheless when the time comes to move (and you’ll
know when that time is, just as long as you choose to
acknowledge it), all I can say is, you must move! However,
there are important factors that you must also take into
account when making changes in your life — that is, to
consider all the different kinds of income you need to
produce. Aside from monetary income there are also
psychological, spiritual, and physical income. You have to
consider the balance in all your accounts because a high
figure in one and nothing in the others adds up to a very low
average. Realize when you choose a certain kind of
behavior, you also choose the consequences of the balance
in each account. So let’s say you choose to invest 90
percent of your energy in your job and 10 percent in your
personal relationship — it doesn’t matter whether you can
justify the demands at work — essentially what matters is
that you’ve chosen to allow your personal relationship to
loose a vital connection.

Be truthful about what isn’t working in your life. Honestly
assess where you stand with your beliefs in
self-management — mentally, emotionally, physically, and
spiritually. You cannot afford to be fearful, defensive or to be
in denial; this can truly harm you. It diminishes what might
have been a real chance to overcome a problem had the
solution just been pursued in time. So you have to have the
strength and courage to ask yourself the hard questions,
and give yourself realistic answers. Remember — you can’t
change what you don’t acknowledge. If you refuse to
acknowledge the changes that occur or need to occur in
your life, your own self-destructive behaviors will not only
continue, they will actually gain momentum, become more
deeply entrenched in the habitual patterns of your life, and
grow more and more resistance to change. And let me
remind you, nothing glorious can come out of this!
